SILVERSTAR PROPERTIES RENTAL AGREEMENT

1. CHECK-IN: Check-in time is 4:00pm. Arrival instructions will be provided via email no later than 5 days prior to arrival. Please contact SilverStar Properties directly if arriving earlier than 4pm. Early entry cannot be guaranteed, and early check-in fee may apply in situations where early arrival is possible.

2. CHECK-OUT: Check-out time is 10am. We cannot accommodate a late check-in in most instances, please plan your travel itineraries/shuttle pick-ups accordingly. Contact SilverStar if you absolutely cannot comply with the 10am time and we will attempt to assist with finding alternative options, but cannot guarantee we can do so. Late check-out fees will apply in these instances.

3. NON-SMOKING UNIT: No smoking is allowed in your unit. This includes smoking on the decks or balconies. Smoking in unit will result in a $750 fine.

4. NO PETS: Pets of any kind are not allowed in most rental properties. Dogs (limit 2) are only allowed in specific properties, and must be noted on each individual reservation prior to arrival. A $250 per pet fee applies to each dog, & must be paid in full prior to arrival. Pets in non-pet units will result in a $750 penalty fee. Liability for any and all damage caused to property by dogs is sole responsibility of guest and charged at the discretion of SilverStar Properties. Exceptions for service animals must be authorized by SilverStar prior to arrival.

5. PARKING: One parking space is provided per rental unit (Peaks Penthouses excepted, see below). Management is not responsible for accommodating additional vehicles, and parking space is a variety of types including permitted street-side parking. Some properties do have more than 1 space available, inquire directly for details. Peaks Penthouse properties are Valet parking only thru the Peaks Resort and nightly fees apply to all vehicles.

6. ADVANCE DEPOSIT: Reservation must be paid in full prior to arrival per booking policy. All reservations require a 50% deposit at time of booking. The reservation is fully refundable up until final deposit due date, per below. No exceptions to this policy under any circumstance.
Regular season dates: The remaining balance is automatically charged to the card on file 30 days prior to arrival. The reservation is 100% non-refundable/no changes allowed as of 30 days prior to arrival.
Holiday and Festival dates: The remaining balance is automatically charged to the card on file 60 days prior to arrival. Holiday/Festival date reservations are 100% non-refundable/no changes allowed 60 days prior to arrival.

7. RENTAL PROTECTION: Each reservation has a $49 Rental Protection fee in place. This covers the renter for accidental damage up to $3000 to unit and its contents due to normal wear & tear, use of, and accidental damage of property. Please alert SilverStar Properties to any accidental damage in the property immediately.

8. HOUSEKEEPING: The property is fully cleaned prior to arrival and upon guest departure. There are no housekeeping services during occupancy. Housekeeping fee is based on size of property and included in original reservation fee. An additional housekeeping fee may be assessed upon departure if property is left in significant disarray. Please ensure all trash is in proper trash receptacles, furniture is not moved, and - if possible - dishwasher loaded/started prior to leaving.
9. MAXIMUM OCCUPANCY: The maximum number of guests in the unit is limited to the number of bed spaces the unit accommodates. An additional charge or $50.00 per person per night will be assessed if your party exceeds the maximum occupancy.

10. UNIT LISTED FOR SALE: In the event that the rental unit is listed for sale and the unit sells prior to guest arrival and is no longer available for rental, reservation will be moved to similar or upgraded accommodation at discretion of SilverStar with no additional charge to guest. No refund/credit will be issued in the event reservation is moved to similar or upgraded accommodation of original unit reserved. If no comparable accommodation is available in the SilverStar Properties portfolio for the reservation dates, the reservation may be cancelled and fully refunded at the sole discretion of SilverStar Properties.

11. WRITTEN EXCEPTIONS: Any exceptions to the above-mentioned policies must be approved in writing in advance.

12. PRIVACY POLICY: SilverStar does not share client info with third parties/affiliates for marketing purposes. This website collects non-personally-identifying information of the sort that web browsers and servers typically make available, & uses cookies to help the website identify and track visitors, their usage of the website, and their website access preferences. Visitors who do not wish to have cookies placed on their computers should set their browsers to refuse cookies before using this website, with the drawback that certain features of this website may not function properly without the aid of cookies.
